The opponents of the Peabody projects aren't supporting Burbank, they (AND THE ENTIRE CITY COUNCIL BY VOTE - which is funny since i am listening to pat casey contradict herself right now) are supporting the rewriting of the RFP and going out to bid again.... And out to bid beyond the Herald News and one other paper.

Both Da Hurricane and Fiola used the term "disingenuous," during today's WSAR show. Looks like they spent alot of time mulling over the Herald News' 2/22 editorial, entitled "Disingenuous Crusade." (Check it out)
HA...I doubt Hurricane had ever heard or used the term before, and thought it would make for a good opportunity to "spin" the term on someone else.

open it up to more possible bids for one. do your due diligence on the developers submitting bids, put in clauses instead of making a recommendation, taking a vote and
then trying to go back to correct it.

That isn't entirely true. It doesn't HAVE to be Peabody. We only got 1 real proposal, but that didn't get all 15 points. They could toss both of them out and have a rebid. That is what Steve and Cathy are proposing. If you read the council resolution, you will see just that.

Let's not settle for second, or third best.

you have your head so far up a conspiracy theorists ass that you think that they must not have had their own political agenda. camara and viveiros wanted to get rid of the proposal on the table and leave it to the other proposal. so in my research and education i am going to assume they wanted the other bid, which would be burbank. burbank however has "fake funds," if that is what you want to call it, right there regardless of who or what affiliation peabody has with mrs. fiola, would make me not chose burbank.

I believe on WSAR they said that 9 apartments would go to people making up to 30% of the city's median income which is around $37,000. That comes out to a little over $11,000 a year income. Not a lot of disposable income to support new downtown businesses.

Reality Check, I believe you are right about those figures.

All of a sudden these guys have big hearts and want the poor to have homes.

We have too much affordable housing was their cry and all of a sudden they want more. Here is why.

Companies such as Peabody make tons on affordable housing. Many times they will get money from the feds to do the rehab and then later huge subsidies to help with rent.

One last question to everyone.

Why was FROED on WSAR? I thought they were a private company. I thought the RDA, a public entity, was the one that decides on the property.

Ken Fiola, refering to what will be best for 64 Durfee Street, said twice "We think" We Think"

Where was John Almeida? Nick Christ? or Raymondo?

They are the ones who should have been on the show taking questions, they are public officials.

But I think FROED showed their true colors. Even though they are a private corp, it is clear they are calling the shots for the city.

By the way, Shamrock is right, Ken changed at least 2 or 3 TIFs, which was illegal to do. Would you trust him making a decision on this important contract?

FROED should have done something with 64 Durfee St. years ago since the state was willing to sell it for $1 in 2003.

FROED/RA knew peabody was interested before the city council even transferred the building to them. Knowing that they had one potentially viable bid (*bonus - from a campaign contributor) why would they work to solicit more interest in the building.

You are doing the same thing that you are accusing others are doing..you are as political as the people you accuse.If you would have investigated Burbank and realized earlier in this process that the proposal {that was at first supported}was fraudulent maybe we could have opened up the process for more bids..and one more thing the more you question the intentions and motives of solid ,honest,intelligent,good people like Alan Amaral and Nick Christ the more rational and reasonable people shut you off

Cathy Ann V. and Steve Camara are doing what is right and fighting for the future of our waterfront, and they do a fine job defending themselves, they don't need me.

Point to an instance where I questioned the intentions of Nick Christ or Alan Amaral in this transaction (although I will say that Amaral sounded like a jackass on the radio today).

I think both proposals are bad but I know that FROED/RDA favored peabody from the start so why bother to investigate Burbank when there wasn't a chance in hell of them getting it. No, this wouldn't have gone out for rebid if I had discovered a fraud with Burbank. Burbank didn't even get the name of the city right on the proposal and that didn't make it go for a rebid.

And you know what ....Carole Fiola is not even in the Fishes' backyard or even district for that matter!

It was billed as high-end luxury living near the entrance of the former Charlestown Navy Yard.

But eight years after the Nautica was completed, some of its residents are suing the companies that built and then managed the site.

In a 26-count lawsuit filed in late December, the trustees of the Nautica Leasehold Condominium Trust have accused several of real estate developer Edward A. Fishs companies of negligence, breach of contract and unfair business practices.


They are seeking at least $3 million in damages.

Fishs lawyers have disptued many of the trustees claims, and have said that because more than seven years have passed since the projects completion, statutes of limitation may bar some or all of the claims.

The $51 million, 117-unit project was developed by Fishs Braintree-based company. He hired Suffolk Construction Co. - a company he owned at the time, along with his son, John - to build the property in 2000.

After it was completed, another Fish company - Peabody Properties Inc. - was hired to manage the development.

According to the lawsuit, the people who bought condominiums at Nautica were promised that all materials and equipment used in the construction would be new, of first-class quality and free from substantial faults and defects.

In their 2008 complaint, the condominium trustees say the building, which borders Chelsea Street and Constitution Way, was defectively built and contains latent defects. According to the complaint, many of the buildings balconies, dormers and walls are defective. The structural framing, insulation and roofing systems also came with problems, the complaint states.

Peabody Properties concealed the extent of the defects, telling the buildings trustees that it was built in accordance with approved plans and specifications, the complaint states.

The trustees say that Peabody failed to advise the trustees to hire an independent consultant to assess the extent of the damages, and acted in an unfair and deceptive manner.

The complaint also accuses Edward A. Fishs other companies of making false representations and warranties as to the quality of the work performed and materials used and failing to inspect and correct defects in the construction.

After the complaint was filed in Suffolk Superior Court, attorneys for Edward A. Fish and Suffolk Construction disputed the charges.

Last month, the dispute moved to Suffolk Superior Courts Business Litigation Session, where it is currently pending.

People on both sides of the dispute either declined to comment or could not be reached for comment.

He said the old police station on nearby Bedford Street, dormant and unimproved since the city sold it for $160,000 in March 2007, is an example of what not to do with the century-old Bradford Durfee building.
Correia acknowledged recently telling councilors he was encouraged that Peabody Properties Inc., which manages the Borden East and Borden West senior subsidized housing complexes, expressed a serious intention to bid on the project.

Jeff Carpenter is right on this issue but unfortunately Steve Camara and Caty Ann are going along for the ride for any political gain that they can get out of it. Where were they when at least some in the mayor's race, school committe and council race were talking about the city and city entities and their crappy bid process in 2007? I specifically remember Poulin in the Mayor's race, Miozza in the Council race and Picard in the School Committe race and there may have been others. If Steve Camara and Cathy Ann cared they would've raised the issue back then but what were they doing, oh yeah that's right, running to get back onto the Council after umpteen years of hiding out in Westport. We don't need political hacks replacing political hacks, Cathy and Steve would only be slightly less painful than Bob Correia. It's time for new blood all around.

More "affordable housing" in Fall River with water views! In any other "re-vitalized" community water views would be higher rents....and those people would spend money, and be surrounded by other people who could spent monney. But no, Fall River will recruit more of the downtrodden from other cities to occupy this downtown revitalization!
The new restaurants will close because these are not the folks who will spennd mondy in these restaurants. Put a 7/11 across the street and now we're talking! Maybe another dollar store! Build weather protected shacks so they don't have to be cold during the drug deals.
Look at places not that far away, Bristol, Warren, same water....but see, I leave Fall River for the afternoon or evening to go to these places and spend money. I guess I'll still have to!

Listening to Mike Herren's show last night the best point was made by the next to last caller.

Basically he said that he wasn't happy with either plan. Burbank didn't have enough details and Peabody has a horrible track record for following through on their promises. (see the link in Shamrock's post for a great example!).

Both these proposals should be tossed out, but if the RDA is going to except Peabody's than we need to fight the next fight which is to make sure we put in provisions that protect our interests and that of our Arts Overlay District.

I think it's funny when people say that Mike Herren is what drives traffic to the blogs.

Mike has been the host of the afternoon drive for less than a year and I was already getting over a thousand visitors a month.

Looking over the list of keywords that brought visitors to A View From Battleship Cove, Mike Herren barely cracks the top 25 showing up at number 24 - with 4 visits.

Let's be realistic here, you have to judge the person that is saying the words and their past behaviors words and actions to make a determination if you believe that person is capable of doing anythng about this- what exactly is he going to be able to do once this goes through? take them to court- no that would be the city that would have to do that. What exactly do you think he can do about this???

The administration, froed and rda are the ones that are in a position to protect the city.
