  3. And what good does this do the thousands of senior citizens in the city whose sole source of income is a Social Security check?

  4. PEABODY FINANCING IS DEFINITE:

Last chance for input on Saunders School

    By Jill Harmacinski
    jharmacinski@eagletribune.com

LAWRENCE — Developers eyeing the Saunders School at 243 S. Broadway could reduce the project to address residents' concerns about parking and to build a bigger play area for children.

David Abdoo, the district councilor, reported yesterday that he and Peabody Properties "have been communicating in a very positive manner."

The Braintree-based company wants to buy the old school for $450,000 and spend more than $6 million converting it to "supportive housing" for homeless families now living in state-paid hotels.

The developer has agreed to drop its proposal from 27 to 25 units, Abdoo said. Plans now call for more parking and "more space for children's activities," Abdoo wrote yesterday in an e-mail to "District E neighbors and interested Lawrencians."

A community meeting about the project is scheduled for Saturday at 10 a.m., in the Frost School cafeteria. The meeting will be the last opportunity for the public to view the project, ask questions, and air concerns before the City Council takes a final vote on Tuesday, Feb. 17.

Councilors will decide that night if they will sell the school, named after the city's founder, to Peabody Properties.

"This is the public's opportunity to provide direct feedback," said Michael Sweeney, city planner.

The development also would include a community room open to the public, off-street parking spaces, and access to public transportation. People living there would have access to support services, including counseling, job training and day-care services.

The projected value of the complex is estimated at $700,000 and would pull in roughly $13,000 to $16,000 in taxes annually.

In late January, the proposal faced near defeat before councilors tabled it for further review. A majority of councilors, including Abdoo, said they'd vote against the sale due to parking issues and its location in an already congested neighborhood.

Other councilors favored the project because they said the cash-strapped city needs the money from the sale. They also argued delaying the sale will only diminish the value of the property and the city also will continue to be responsible for thousands of dollars in utility and upkeep costs.

  5. Is the city getting 12million??????

    ReplyDelete
  6. NO - peabody says that is how much they are putting into the building.

    The city is getting 200,000

    ReplyDelete
  7. they are misinforming people saying they are brining in 12million into the city. but how much in taxes will the city receive.

    ReplyDelete
  8. $200K? We can afford, like, 4 new driver/gophers for that amount! Or maybe we can dole out some more raises to City Hall employees because this is the appropriate time to be increasing payroll at City Hall. Note I said City Hall, not City Employees, Huge Difference!

  9. I think it is too early to tell what the tax income would be...i'm not sure.

  10. They did not put any clauses in when Fiola claimed once again this would bring jobs to fall river-he said he could not guarantee fall riverites would be getting the jobs??

    ReplyDelete
  11. In 2000 after the council voted on the final wording of a TIF agreement for quaker, Fiola wrongly took out the clause that stated the project should prefer Fall River workers....shows you how much he cares about that issue

  12. Instead of attacking the credibility of our leaders how come no bloggers looked into the credibility of Burbanks proposal..what they tried to do was a big scam job..phony corporations,no money,lies,etc..How come no bloggers looked into them but have investigated peabody up and down and they question objectivity!!

    ReplyDelete
  13. Because we already knew burbanks proposal was weak, thats why it should have been tabled in the first place- neither developer was a viable option.

  14. Hurricane,

If you paid attention to the information of your own guests, you would have known that Ken Fiola only learned about the financing recently when he pressed Burbank for additional information. Therefore, this corporation was not something that was mentioned in the proposal, and hence, not known to the general public as you should know because it was breaking news on your show today.

Second, the contention from Alan Amaral about the wrongdoing of the existence of a corporation prior to incorporation is wrong. Look up the term Pre-Incorporation Contract.

Third, why don't you do the research Hurricane that the artist space from Peabody's previous projects were too small for artists to work. The proposed size for the spaces at the Durfee Tech building are even smaller!!

Also, check out Peabody's not so flattering history of poor workmanship and bat and switch projects that were linked on this post.

I appreciate that you have learned how to post Anonymously now, Hurricane, as opposed to your attempted anonymous posts a few days ago.
